Our Plans have been designed to meet nationally recognized
building codes, and we go to great lengths to ensure that the blueprints
we offer are thoroughly drawn, accurately dimensioned and easy to use.
A typical set of blueprints for one of our designs includes the following
drawings and information. (Please note that the presentation of these
elements may vary depending on the drafting technique of the individual
designer, as well as the size and complexity of the home).
Foundation Plans: Includes drawings for either a full, or partial basement,
a crawl space, or a slab on grade foundation. The drawings will show
the location of all walls, footings, reinforced concrete slabs, etc.
All necessary notes and dimensions are also included. Please note that
the type(s) of foundation plan(s) offered varies with each design.
Floor Plans: Fully dimensioned drawings showing locations of all interior
and exterior walls, and dimensions of all rooms, doors, windows, stairways
etc. The locations of all plumbing fixtures are shown, as is a schematic
layout of the electrical system depicting the location of all switches,
outlets, and light fixtures.
Framing Plans: Layouts show the location and sizes of
all beams, joists, columns, etc. for each floor level. Please note that
for smaller homes, some designers incorporate this information directly
on their Floor Plans.
Elevations: Drawings show the Front, Rear, and both sides of the house,
and include dimensions for vertical heights, roof slopes, eave overhangs,
and chimneys. Relevant notes for exterior finishes are also included.
Building Cross Section(s): Drawings depict a “vertical
cut” through
the house and shows the relationship between the walls, floors, and roof.
Typical
Details: Show “blown up” drawings of critical intersections
between walls, floors, and roof overhangs, etc.
Roof Plan: Shows the roof slopes, and locations of all
ridges, hips, valleys, dormers, and chimneys.
Interior Elevations: Show a frontal view of the cabinet
layouts for the kitchen and the bathrooms.
Material Specifications: Indicate interior and exterior
finishes, window and door sizes, types of fixtures, etc. These notes
are found throughout the set of plans.
Before you order
HOW MANY SETS OF PLANS SHOULD YOU ORDER?
Although the number of plan sets needed varies from locale to locale
you will, in all probability, need one set for each of the following:
mortgage lender; builder; building permit; electrical permit; plumbing
permit; electrical contractor; and plumbing contractor. We also strongly
recommend that you retain one set for your own files (for future legal
or remodeling purposes).
CUSTOMIZING OUR PLANS
Our experience shows that, for a variety of reasons, most of our customers
make some changes to the design they have chosen. Some of the more frequent
revisions include: enlarging or reducing room sizes; revising kitchen
layouts; making foundation changes to accommodate a full basement or
sloping site; adding or deleting windows and/or doors; altering material
specifications; etc. We are proud to offer a complete customization service
for all of our homes. To discuss your modifications and to obtain a cost
estimate for this service, please call us at (609) 924-9655.
REORDERING
Our policy allows you to purchase additional sets of plans for the same
design at the “additional set” price within 30 days of placing
your original order. Beyond this 30 day period, your order will be processed
as a new order at the standard plan prices.
